Four friends make a dream come true by taking a chance on a rundown home in Languedoc, France.

Buying a home overseas: Avoid potential pitfalls and make a dream come true

• Share the risk and the work
Not only is it softer on the budget, but the renos can be monitored easily by splitting up transcontinental trips among all the different members of the group.

• Keep talking
Hiring an English-speaking contractor who, in turn, hires local tradesmen ensures there is no language barrier, while you still benefit from working with skilled locals.

• Have an open mind
Cultural differences may not be apparent, but they do exist. These women learned that people in France are extremely polite. If you ask somebody to do something in a particular way, they'll do it, even if they know a better way. Accept all suggestions.

• Get it in writing
Always, always, always get your permits in order, especially if your property is in a historic district with restrictions.

• Make nice with the locals
You'll learn so much (like tile floors are the best option in 40° summer heat) and nothing replaces the joy that comes from meeting people and making new friends.

• Hire help
The women hired a wonderful woman from the village to act as housekeeper (essential in a rental property). This also helps to ensure you have someone keeping an eye on the property at all times.
