6 Renovations That Will Decrease The Value Of Your Home
Thinking of selling your house? Here are the home renos that could be hurting your chances.
While there are lots of tips out there to up the value of your home—think, a fresh paint job—did you know that some renovations you’ve been making over the years could be turning buyers away? From over-personalized design to new-build blasts from the past, these are the things you should avoid when putting your house on the market.
1. Permit-less projects
Adding a DIY addition, such as a deck, can be a great upgrade to your home. However, a simple project can easily become a legal and financial headache if you don’t receive the proper permits from your local municipality. Take the extra steps to ensure you don’t have to deal with problems down the line.
2. Dark paint colours
While we love how dark and bold hues can make a statement in your home, your prospective home buyers might not. In fact, neutral tones are more likely to help your house sell faster. Whites, greys, and beiges give buyers a blank canvas to imagine their futures in the home—not to mention light colours are a simple trick to make any space look bigger.
3. Popcorn texture
If your ceilings still have a classic popcorn texture from when you first moved in, you’re not alone. This texture is a builder's staple to hide imperfections and cut costs, but it isn’t the most attractive feature. You can smooth out your ceilings by DIY-ing the project or hire a contractor to get it done quickly.
4. Too much wallpaper
Hello, ‘70s design! Wallpaper can be a fun way to personalize your home’s design, but it can easily become outdated or not up to a buyer’s personal taste. If you want to up the value of your home, consider replacing some or all of your wallpaper with neutral paints.
5. Excessive landscaping
An ornate garden with perfectly curated shrubs and trees undoubtedly looks beautiful, but it takes a lot of maintenance. For some buyers, the thought of needing to maintain or overhaul their property is enough to turn their heads. If you plan to sell, consider simplifying your landscaping in the months leading up to putting it on the market.
6. Garage conversion
A spacious home gym or workshop in an empty garage can be a great use of space. That said, prospective buyers are likely interested in using the garage as, well, a garage. Keeping this space as it is sure to retain value on your home.
