Where To Buy The Most Affordable Historic Homes in Canada

Historic homes are laden with character, architecture of bygone eras, and charm—not to mention a hefty price tag.

Depending on the Canadian city, some heritage homes won’t break the bank. No matter where you’re looking, it’s important to consider that old dwellings can be expensive in their upkeep or renovations despite the initial cost.

Here are five cities with some of the most affordable historic homes in Canada.

5. Quebec City, Que.

While housing prices for one of Canada’s oldest cities are rising, most prices still remain relatively affordable. To buy a historic abode in Quebec City, expect to pay upwards of about $750K depending on the size.

4. Winnipeg, Man.

Manitoba’s capital has some of the lowest housing prices of the major Canadian cities. The sunny (and snow-filled!) city is rich in historic neighbourhoods, including West Broadway, the Exchange District, and St. Boniface.

3. Kingston, Ont.

Ranked one of Zolo’s best places to live in Canada in 2025, Kingston is a seamless blend of urban living and a small-town atmosphere. The historic downtown is rich in heritage homes, with average prices ranging upwards from $500K.

4. Fredericton, N.B.

New Brunswick is not to be overlooked! The maritime city is home to a number of historic homes, most of which are listed just upwards of the current average housing cost (about $330K). Even this heritage home, first occupied in 1787, was listed at $349K in 2023.

5. Saskatoon, Sask.

Nestled along the Saskatchewan River, Saskatoon has delightfully charming pockets of old neighbourhoods. Traditional clapboard-sided homes near Broadway, the city’s hip historic district, average around $375K to $500K.
