You might know the “musts” of staging a home, but there are a few things you shouldn’t do.
While touring houses, prospective buyers are trying to envision their lives in the space. Curb appeal, fresh paint, and a clean atmosphere are all important factors to weigh in when prepping your abode for an open house.
To make your home look extra appealing, it's all about staging. Try to avoid making these mistakes.
1. Leaving your house too empty
It’s a good idea to pare back your decor before buyers head into your home, but leaving it too empty can make it difficult to picture the layout and what furniture can fit inside. Make sure your home looks lived-in but tidy.
2. Over-personalizing
On the flip side, keeping too much of your own goods—notably, family photos—makes buyers feel like they’re visiting another person’s home rather than shopping for their own.
3. Confusing colour scheme
If you have a red focal wall in your living, more power to you! But buyers are more apt to appreciate a neutral colour scheme. Think about swapping out your highly personal design choices for something more palatable.
4. Not decluttered enough
A messy house isn’t an inviting house. Do a thorough purge of your space before beginning the selling process, and swap out old or ratty pieces for something fresher. You don’t have to spend a lot of money either—be strategic about furniture placement, or hit up your local thrift store.
5. Not considering odours
The expression “nose blind” hits close to home in your own abode. If you think your home might smell musty or have a strong food odour, try airing it out or inviting in fresher scents. On the same wavelength, don’t overdo it with artificial smells from candles or diffusers. An overly perfumed home will drive buyers out.
